Overview
One building, three ways to use it.
Ground-floor retail with double-height glazing, two floors of flexible offices above, and a landscaped public walk along the water. The structural challenge was the flood plain: the entire ground floor sits on a raised podium engineered a full meter above the hundred-year flood line.
Responsibly sourced materials run throughout — recycled steel, low-carbon concrete and timber from certified forests.
Challenge & approach
Building beside a river.
Flood risk, soft ground and a protected towpath meant conventional foundations were off the table. We drove 84 piles to bedrock and craned in podium sections overnight to keep the towpath open by day.
- Piled foundations engineered for flood-plain ground
- Towpath stayed open every day of the build
- Regional craftsmanship award for the steelwork
"Clear communication and careful finishing made the whole process painless. The result is better than we pictured."
