Overview

A workplace campus with room to breathe.

The brief asked for density without gloom: 40,000 square feet of lettable offices across three blocks, each with daylight on two sides and terraces facing a shared courtyard. Our in-house architects arranged the blocks like an opening fan, so every floor gets morning and evening sun.

Structural steel went up through one wet winter without losing a single week — our welding crew prefabricated connections off-site while foundations cured.

Challenge & approach

Tight plot, live neighbors.

The site sat between two occupied offices with zero tolerance for noise before 8am. We sequenced heavy steel erection into mid-day windows, ran just-in-time deliveries, and kept a full-time liaison for neighboring tenants.

  • Prefabricated steel cut 6 weeks from the program
  • Zero noise complaints across 18 months
  • 92% let within six months of handover

★★★★★

"The crew ran a tight, safe site and finished two weeks early. Budget updates were transparent every Friday — no surprises, just a superb building our tenants love."
